A “super” basement was designed to meet all the parking requirements stipulated by the municipality’s town planning regulations. The substantial fall of the site going from north to south, allowed the basements to be open on 3 sides which allowed for natural ventilation to satisfy fire regulation and obviating the need for any mechanical ventilation or sprinkler systems

The developer needed the project, to be divided into 2 phases; each comprising of 2 500sqm of bulk. Therefore a north block and a south block was planned with both sitting on the “super” parking basement.

The slope of the site allowed the parking basements to be open to the sides allowing for natural cross ventilation.
The parking basements are also expressed as a “podium” that the entire development sits on.
