A speculative office development in the Founders Hill office park in Modderfontein. A “super” basement was designed to meet all the parking requirements stipulated by the municipality’s town planning regulations. The substantial fall of the site going from north to south, allowed the basements to be open on 3 sides which allowed for natural ventilation to satisfy fire regulation and obviating the need for any mechanical ventilation or sprinkler systems.
The developer needed the project, to be divided into 2 phases; each comprising of 2 500sqm of bulk. Therefore a north block and a south block was planned with both sitting on the “super” parking basement. In addition to this, the depth of the building was designed to allow for easy tenant subdivision of up to 4 tenants per floor.
The architectural form of the building expresses the planning: the central vertical circulation core is articulated and the east and west block of this building are clearly visually defined.
The east and west elevations have very few windows in order to limit harsh morning and afternoon sun. The slope of the site allowed the parking Basements to be open to the sides allowing for natural cross ventilation. The parking basements are also expressed as a “podium” that the entire development sits on.
